if buying foreclosures was a huge profitable business the banks would literally do it and sell the homes at big scale/vs. always auctioning off them for shit. the title issues are what is fucked up big time. clay, i think is from texas or some bumfuck state so maybe there's no redemption for unpaid loans, but i know their definately is in CA and a lot of other state.s

i like the car auctions. you can make bank off the cars. plus you avoid all the title shit. im telling you get in a snag of legal trouble with a title and have fun with someone billing $400 an hour to rectify it.

plus at the car auctions you're literally buying the same cars as any dealer would buy.

california has some crazy homesteaders law which allows you to squat ono a property even while it's being foreclosed. things are heavily in the favour of the homeowner. i've been involved in evictions of properties my familys owned in california.

city cars are even better i drive a fucking cop car right now it's maintained by the city they sell it at 50 thousand miles i buy one every year and sell the last one for 3 times as much when i get the next one

they take the lights off and decals and shit i really wish they would'nt

what kind of a fucking foreclosure is it then when someone agrees to let their bank sell the fucking house then?? i guess you are correct. in my mind a foreclosure is - the borrower won't leave and the bank will move a court to get them out/foreclose on their house. not - a borrower voluntarily leaves and lets the bank sell their house.

basically i can see why courts/legislatures don't allow right of redemptions when a borrower basically gives up their house. govt/courts are very friendly to the right to contract. they are basically contracted their right of redemption away with a clean break before all sorts of legal proceedings

go look at a foreclosure map of detroit. theres about 400 property sale homes for $500-2000. i'd move there and become a slum lord if it weren't for all of the "neighbors"

i would also like to point out that in your scenario, which is incorrect anyway, a person who got their home foreclosed because they couldn't afford the monthly payments somehow is able to come up with the entire mortgage amount plus interest. very likely
